The demand for office space reported by the BPO companies makes the real estate market facing new challenges. Potential investors in BPO sector look for offices arranged as an open space, in a good standard, air-conditioned and with a number of parking spaces. What is more, they expect the arrangements to be finished, often furnished and with the conference and training facilities included.

Another aspect raised by managers of BPO companies is the need of creation jobs that are employee-friendly. Jobs that allow sharing bothwork and family responsibilities. Increasingly, the companies supported by investor assistance centers emphasize that the convenient location, easily accessible by public transport is important. Firms employing predominantly women seek locations near schools and kindergartens, but also with a post office or a store to stop by, so that one can do the necessary shopping on the way back home. The offices create resting zones, separated areas to make private conversations or rooms where staff can relax while playing sport games or listening to music. These are the new elements; they were not considered seriously several years ago. New requirements of tenants make the office space landlords modernize their offer and implement more interesting ideas.

Kielce Business Centre has the most popular offer among outsourcing companies in Kielce. It is a twelve-storey building with an office area of nearly 10,000 sq. m. It is located at the junction of the roads to Lublin and to Warsaw. The building, called colloquially "EXBUD", was originally built as the headquarters of a well-known construction company Skanska. It is very recognizable and liked by Kielce inhabitants. There are residential areas nearby, so the place is easily accessible by city buses.
Moreover, there is the Jan Kochanowski University in the neighborhood and the Kielce University of Technology located just 500 meters away.

Kielce Business Centre is mostly occupied by outsourcing companies: Comarch (with its local office) – a leader among Polish producers of software, UCMS Poland Group, which provides personnel and payroll outsourcing services, CCIG and Medicover that have been developing their services in KBC for many years now. Why has "Exbud" monopolized the industry in Kielce? The owners understand what opportunities the sector gives. Recent years have clearly shown that Kielce shares a growing interest among companies from the field of outsourcing. Kielce Business Centre has a set offer of modern office spaces, great conference facilities, "Kongresowy" hotel and a restaurant that provides catering services at the highest level. The employees have an access to an ample parking, a bar, a children's playground and to the largest shopping mall in the region located just nearby. The owners are aware of the need to invest in the building – rooms are being constantly updated to catch up with the newest technology and aesthetics. Each new tenant can count on individual arrangement of the space adjusted according to one’s own design.

Another interesting office offer in Kielce is provided by the largest local developer, Dorbud S.A. In a short distance from the city centre, there is a building under reconstruction, based on the former cooperative bakery, called Business Station. Its characteristic feature is a steam locomotive built in the building, hence the name of the location is not accidental. Business Station will be available later this year, with 2,400 sq. m of office space. It is located right next to the headquarter of a famous Kielce capital group Kolporter and to the expanding administrative and outpatient facilities of St. Alexander hospital.

Among other propositions of the office buildings attention is worth to be paid to the Aqua building. It has been recently opened. Modern solutions and the ability to freely adapt the spaces is an advantage of the location, that still has 1,200 sq. m of vacant space to offer. Also, there are Becher Silver and Platinum office building, owned by a well-known local developer. All these buildings have modern architecture and are appreciated by tenants, because of their convenient location in the city centre.

Other well-exposed office buildings are the Apolloplast’s properties located nearby ‘Korona’ shopping centre. Also at Warszawska street there is an office building waiting for new tenants – with 1,500 sq. m of vacant space. Kielce construction company, Anna Bud, has an attractive lease offer at the Kościuszki street, called The Mansion of Honingman, with an extraordinary, beautiful, historic architecture and interior that can be arranged traditionally or as an open space (with the area of 1,250 sq. m).

Kielce shares an offer of offices outside the city centre as well. There are offices of various standards and space available. A total supply of office space is estimated at 74,000 sq. m. However, this is far too little in the context of increasing share of outsourcing companies in the local economy. Also, local companies are interested in moving their activity into modern, aesthetic locations, to keep in line with the increasing quality of life in the city. That is why we need new investments on the construction market. Newly opened office buildings in Kielce usually commercialize within 1-2 years and they are often booked many months before commissioning. There is a risk that in a few years there will be a gap in this industry that cannot be made up by ad hoc operations.
